Rexford Launches Construction on Single-Tenant Kearny Mesa Industrial

Rexford Industrial has launched construction on a new 177,551‑square‑foot Class A industrial building at 9323 Balboa Ave. in San Diego’s Kearny Mesa submarket. The project is the only industrial building currently under construction in Central San Diego, according to CBRE.

CBRE’s Bill Dolan, Ryan Sparks and Chris Pascale are leasing the property on behalf of Rexford. The freestanding industrial building is being marketed as a single-tenant opportunity and is expected to be completed in the second quarter of 2027.

“Kearny Mesa continues to stand out as one of San Diego’s most desirable infill industrial submarkets, and new development opportunities of this scale are extremely limited,” said Dolan. “This project offers a rare opportunity for a tenant to secure a brand‑new, Class A building in a central location with excellent regional connectivity.”

The property is designed to accommodate a wide range of industrial users seeking efficient, high‑clearance space in a supply‑constrained market.
