Return to Lender: Week of Sept. 10, 2026

  • An office property in San Francisco’s Financial District that is home to Minted’s headquarters traded in a deed-in-lieu deal that suggests growing property values as the city’s office market continues to recover. The San Francisco Business Tmes reported that Orange County-based Pendulum Property Partners acquired 747 Front St., an 82,000-square–foot office building near Jackson Square, acquiring the debt secured by the property for roughly $49 million. The acquisition is Pendulum’s first in San Francisco. 
  • Bank of America Plaza ($42.8 million | 17.7% of GSMS 2015-GC30) has been sold, Morningstar Credit reported, citing the St. Louis Business Journal. The article notes a high bid of “at least” $9.6 million, although a final price was not revealed. The loan, backed by a 760,000-square-foot office building in the St. Louis CBD, has been in special servicing since May 2023 and became REO in July 2025. 
  • A high-profile office building on Canton, MD’s main corridor is headed to foreclosure auction, reported the Baltimore Business Journal. The two-story property at 2220-2224 Boston St. will be auctioned on Sept. 24 at 10 a.m. on the steps of the Clarence M. Mitchell Jr. Courthouse downtown, according to an online listing from Alex Cooper Auctioneers. The building was recently home to Baltimore’s Root Branch Media Group and once served as headquarters for the supply chain automation firm Barcoding Inc., which relocated in 2019 to Highlandtown. 
  • A four-property Guadalupe River portfolio that includes New Braunfels’ Whitewater Amphitheater is for sale through Chapter 11 liquidation, with bids due Sept. 22 and a court-imposed deadline to close by Oct. 22. The San Antonio Business Journal reported that Hilco Real Estate has opened bidding for the portfolio, which includes the 5,600-capacity outdoor concert venue and three nearby properties tied to lodging, tubing and other commercial uses. The sale is part of Chapter 11 proceedings involving Kona Coast Venture Ltd., operator of Whitewater Amphitheater, and Hideout on the Horseshoe LLC, which operates a nearby 19-cabin short-term rental property on the Guadalupe River. 
  • Trigild has been appointed the receiver on Republic Plaza ($230.1 million | WFRBS 2013-C11 & WFRBS 2012-C10 | CMBX.6) with plans to sell the Denver office property in 2027, reported Morningstar Credit, citing the Denver Business Journal. The loan moved to special servicing earlier this year ahead of its March maturity, and the property was appraised for $136.0 million subsequent to the transfer. 
  • A Denver development with hundreds of apartments tucked between Coors Field and Interstate 25 could soon have new management after the building’s lender filed a formal court request to have a receiver appointed to run the property, according to the Denver Business Journal. X Denver, at 3100 Inca St. and 3000 Inca St., faces a $170-million loan default. The lender is CMTG JP Finance LLC, which traces back to Mack Real Estate Group.  
  • The single loan in CALI 2024-SUN ($280.million) is in the process of refinancing, Morningstar Credit reported. Published reports quote the borrowers as saying that replacement financing is in place and will close by September 30, 2026. The debt stack also includes $120.0 million of mezzanine debt. Backed by two Santa Monica hotel properties, the loan moved to special servicing ahead of its July 2026 maturity but has remained current post-transfer.
