Rental Community Breaks Ground in Downtown LV

Southern Land Co. has been busy in Las Vegas. Its latest offering, 3rd Street Assemblage, will bring its Las Vegas portfolio to 1,200 units.

3rd Street Assemblage consists of 337 units in the downtown Las Vegas Arts District. The mid-rise project is slated to include three seven-story buildings totaling more than 530,000 square feet. Burke Construction Group Inc. serves as general contractor, while KTGY provides design services.

Completion is expected toward the end of 2025. One and two-room options will run from 585 to 1,254 square feet. Planned community amenities include a fitness center, a swimming pool and spa, coworking space, a rooftop deck, an outdoor lounge, a library and a virtual reality room, together with EV charging stations and courtyards. The development will also have a total of 8,500 square feet of ground retail and restaurant space.

The project also involves infrastructure improvements that include upgrades to the local water and sewer systems as well as a new street light.
