It can be considered an adaptive reuse project even before it was built. The Related Companies is moving forward on a 17-story, 293-unit apartment/condo project instead of a 475,000 square foot office tower originally proposed.

Austin Towers reports the unit counts for the plan indicate approximately 86 condo residences and 207 apartments. The building known as One Lady Bird Lake is also slated to have 14,000 square feet of restaurant and retail space on the first three floors. 

The project will rise atop a 3.3-acre property in the South Central Waterfront planning area that currently serves as a parking lot for the Hyatt Regency Austin hotel located at 208 Barton Springs Road. Kohn Pederson Fox is the project designer.
