Redfearn Offloads 363K-SF Jax Warehouse


Redfearn Capital sold a 363,000 square foot warehouse at 12751 Gran Bay Parkway in Jacksonville, Florida, for $37.3 million. The sale comes less than two years after the property was acquired from Brookfield for $27.2 million in August 2024.

The buyer is G3 Enterprises, Inc.

The warehouse is fully leased to Saddle Creek Logistics, which has occupied the facility since 2011 as an alcohol and beverage distribution hub. Situated on 22.4 acres within Jacksonville’s Flagler Center, the property features 24-foot clear heights, 30 dock doors, and rail service, with immediate access to Interstate 95, Interstate 295 and U.S. 1. Its strategic location provides efficient connectivity to Jacksonville Port, Jacksonville International Airport and the region’s rail intermodal network, serving more than 60 million consumers within an eight-hour drive.

During its ownership, Redfearn Capital proactively invested in the property through a series of capital improvements and operational upgrades. These efforts culminated in a long-term lease renewal and ultimately the sale.
