Redevelopment of Former Santee Drive-In Site Gets Boost with Land Sale

Colliers arranged the $22.75 million sale of a 13.49-acre industrial land site located at 10990 N. Woodside Ave. in Santee, acquired by North Palisade Partners. Construction immediately commenced on the Palisade Santee Commerce Center, a 290,618-square-foot multi‑tenant industrial hub on the site of the former Santee Drive-In and slated for completion in the third quarter of 2027.

EVP Evan McDonald of Colliers represented North Palisade Partners. He and EVP Mark Lewkowitz will serve as the property’s exclusive leasing advisors.

“Large industrial land transactions have become increasingly rare in San Diego County, particularly those offering this scale and strategic positioning,” said McDonald. “This was a multi-year effort for all involved, and North Palisade Partners remained committed throughout the process because of the long-term opportunity the site presents. It’s especially rewarding to see the project move forward.”

Located within Santee’s established industrial corridor, the property represents one of the only Class-A modern/functional industrial warehouse opportunities in Central/East San Diego County, according to Colliers.
