Record-Setting Office Deal Completed in Boise
The Clearwater Building and U.S. Bank Plaza in Boise have traded hands in a deal that ranks as Idaho’s largest office portfolio transaction in history. The seller was Salt Lake City, UT-based Gardner Company. The buyer was reportedly Seattle-based Laird Norton Properties, a subsidiary of Laird Norton Co.
The assets encompass 385,368 square feet, and county assessments peg the value of the two buildings at $75.4 million.
U.S. Bank Plaza is a 19-story, 258,368-square-foot Class A office building featuring such tenants as Macy’s.com, Piper Jaffray, Tumwater Wealth, Stoel Rives, Morgan Stanley and U.S. Bank.
The Class A Clearwater Building totals 126,859 square feet and serves as the headquarters for Clearwater Analytics. Retail space is occupied by the Boise State University retail store, Buffalo Wild Wings, Dutch Bros. Coffee, Gyro Shack and Tropical Smoothie Café.
Cushman & Wakefield’s Kip Paul, Jorgi Paul, LeeAnn Hume and DJ Thompson, represented the seller.
