Rally Pickleball Club Leases 44K-SF in Auburn to Convert Industrial

Rally Pickleball Club, a new indoor pickleball facility, has signed a lease for 43,959 square feet of industrial space at 2703 C Street SW, Suite A1, in Auburn, Washington.

Kidder Mathews’ Matt McLennan, SIOR, CCIM, represented the tenant in the transaction. Set to open this summer, Rally Pickleball Club will feature league play, private court rentals, tournaments, and events.

“We hear from all kinds of groups who want to open indoor pickleball centers, but few understand the capital, compliance, and zoning challenges these conversions require,” said McLennan. “Our client had a solid investment team, a strong business plan, and the financial backing to make this happen—and we negotiated hard to make sure they got the deal they needed.”

The transaction required extensive coordination between the landlord and the tenant to address use classification, parking demands, and site adaptability. The facility is located within the Auburn 18 Business Park, which Industrial Realty Group acquired in 2022 to transform into a 2.4 million-square-foot business park.
