Raleigh Office Building Trades for $28M

JLL has arranged the $27.8 million sale of Trinity Place, a 113,368-square-foot, class A office building in Raleigh, N.C.

Located at 1201 Edwards Mill Rd., Trinity Place is nearby downtown Raleigh, Fenton and PNC Arena as well as local universities Duke, UNC-Chapel Hill and NC State University. The property is currently 93% leased to a tenant roster that includes PR/media relations, insurance, business services, data processing, real estate, among others.

Chris Lingerfelt, Ryan Clutter and John Mikels of JLL represented the seller, Origin Investments, in the transaction. The buyer, JPB Raleigh Holdings, was represented by Tri Properties | NAI Carolantic. During its five-year ownership, Origin increased occupancy by 25% and cultivated a credit quality tenant roster combining long-term stability with upside through additional leasing.
