R2 Building Proposes 39-Story Mixed-Use Tower in Oakland

A mixed-use high rise with 425 residential units and five levels of office space on the lower floors has been proposed for downtown Oakland, CA. If built, the development from R2 Building at 2044 Franklin St., would be the tallest building in the East Bay.

According to the Bay Area News Group, the 39-story tower would stand 440 feet, making it the tallest building in Oakland, overshadowing the Ordway building, currently the tallest at 404 feet. There are two other tower proposals that are in the works that would rise higher than the proposed Franklin Street property, but they have yet to break ground.

R2 Building, an Oakland-based real estate firm, intends to streamline the approval process by taking advantage of California state law SB 330 which addresses the state’s housing shortage. The site is currently the home of a nearly 60-year-old office building which would be razed to make room for the new tower.

There has been no timeline set for construction to begin.
