Q&A: Behind the Redevelopment of San Mateo’s Hillsdale Shopping Center

Recently, C.W. Driver Companies launched a $155-million reconfiguration of the 12.5-acre northern portion of Hillsdale Shopping Center in San Mateo, CA. Corky Silva, who just joined the Pasadena, CA-based builder, took Connect Media behind the scenes to see how they will accomplish the work. It will involve tearing down the Sears building, redeveloping the surface lot and 291,519 square feet of retail, dining and entertainment space, all of which is slated to be delivered in 2018.

Q: What are the challenges involved with redeveloping an existing shopping center?

A: We’ve encountered several challenging aspects with this project. Anytime you’re doing a renovation to an existing structure it can be very difficult, as construction 50 years ago was not managed the same as it is today, and the systems put in place were vastly different. Oftentimes information is incorrect, or missing, which makes decision-making tough. Additionally, the mall remained open during construction, which meant the crew had to be particularly vigilant of the high pedestrian activity and the adjacent operating mall structures.

 Q: How is the Hillsdale Shopping Center North Block Redevelopment meeting the needs of consumers, given the shifting retail landscape?

A: It’s our hope that Hillsdale Mall will inspire people to take a break from online shopping, and experience what a center like this offers its patrons. This project will provide a modern twist to the once obsolete portion of the mall. The North Block will offer countless entertainment and shopping activities, including a luxury theater, a deluxe bowling alley and multiple dining options. The existing mall has strong daily traffic, so once these updates are complete the center will surely be even more of a draw to the community.

Q: What type of retail, dining and entertainment space is being incorporated?

A: The brand new facility will be a mix of retail, dining and entertainment for people of all ages. The new portion of the shopping center will incorporate a Cinepolis, a nationwide luxury cinema that offers reclining seats, a full bar and waiter service at your seat. Another entertainment draw will be Pinstripes, an upscale bowling alley with a built-in bistro. The remodel also includes a full food court, in conjunction with other full service sit-down restaurants. The retail space will be surrounded by floral landscaping, abundant greenery and an inviting outdoor plaza.
