Provident Acquires 10-Story Dallas Midrise

Provident Realty Advisors Inc. is relocating its headquarters to One Triumph Place, a 10-story, 257,000-square-foot office building in Dallas, which it recently acquired. The building, located at 8401 N. Central Expressway, was formerly the Triumph Bank Building. Commercial Edge reports that Triumph Financial sold the Class A property that it had acquired less than two years ago for $54 million. The building is being rebranded as One Provident Place.  

Provident will take up one floor, or 10 percent of the building. The current occupancy rate is only 18 percent, excluding the space to which Provident will be relocating. The building has an onsite fitness center, tenant lounge and kitchen. Provident plans further renovations, along with the addition of a conference center and a coffee shop, all to be completed by May 2026.

The mid-rise was completed in 1999 and renovated in 2022, featuring 27,000-square-foot floorplates.
