Prominent Austin Office Tower Trades for $208M

Cousins Properties Inc. has sold the One Eleven Congress office building in downtown Austin to Canyon Creek Real Estate. Cousins sold the One Eleven Congress office building for $208 million. Eastdil Secured brokered the sale.

The Austin Business Journal reports building improvements may include modernizing common areas and possibly adding a tenant lounge.

Other big transactions in Austin of late include Cousins’ purchase of the Sail Tower for $522 million in 2024, a deal that Eastdil served as exclusive adviser, and Brandywine’s sale of 405 Colorado to Hines earlier this month, another deal that involved Eastdil as Brandywine’s representative.

Built in 1987, One Eleven Congress is part of the Central Business District’s older office buildings. At 503,344 square feet, the 30-story building is the seventh-largest office tower in Austin.

As of June 2025, One Eleven Congress was 84% leased. The property is Canyon Creek’s first in Austin. The Fort Worth-based firm was formed in 2025.
