Private Investors Pick Up 6 Perris Pads for $30M
Hanley Investment Group Real Estate Advisors completed the sale of six retail pads in separate transactions at Perris Marketplace, a 225,000-square-foot Walmart Supercenter-anchored shopping center in Perris, CA. The combined sales price for the six pads was approximately $29.5 million.
Hanley Investment’s Bill Asher and Jeff Lefko represented the seller, owner and developers Evergreen and Trachman Indevco. The buyers were separate private non-institutional investors, with four of the six buyers satisfying 1031 exchange requirements.
The 100%-occupied properties, totaling roughly 39,000 square feet, consisted of three multi-tenant pad buildings and three single-tenant fast-food pad restaurants located at 1820-2000 North Perris Blvd. Retailers include Chipotle, Dickey’s BBQ, Jamba Juice, Jimmy John’s, Pieology, Starbucks, T-Mobile and Yogurtland.
