Private Buyer Acquires Two-Tenant Pad Building in Rocklin

Hanley Investment Group Real Estate Advisors arranged the sale of a two-tenant pad building occupied by U.S. Bank with a drive-thru and Animal Urgent Care at Sunset Station in Rocklin. The property, located adjacent to a grocery-anchored shopping center, sold for $3.8 million.

EVP Eric Wohl and associate CJ Kiehler represented the seller, a local private developer based in Sacramento. The buyer, a private investor, was represented by Avi Narang of BRC Advisors Real Estate Investment Services in Los Angeles.

“We generated multiple qualified offers in the first week of marketing,” said Wohl. “We leveraged Hanley’s broker relationships to close escrow with a broker we had worked on multiple deals with, and we closed at 96% of the list price with a local investor.”

Situated at 2303 Sunset Blvd. in Rocklin, the 6,122-square-foot pad building was constructed in 2022 on 1.03 acres. The property features long-term triple-net leases with both tenants.
