Principle Completes 40k-SF Tenant Improvement for IT Provider

Principle Construction Corp. has completed a 39,700-square-foot tenant improvement for IT solutions provider Business I.T. Source Inc. (BITS), at 850 Asbury Dr. in Buffalo Grove, IL. The project brings all of BITS’ operations under one roof, and allows the company to better store and distribute its orders.

Principle’s Matthew Cotherman acted as the project manager for the improvements, while the firm’s Dennis Crawford was the onsite superintendent. Harris Architects provided design services.

The tenant improvement included 32,360 square feet of warehouse space and 7,340 square feet of office space on 11.82 acres. Principle improved the six dock doors and two drive-in doors, as well as 49 parking spaces.

The building has 32-foot clear height ceilings. The Principle team installed six new HVAC units and two new exhaust fans to accommodate the improved office space and warehouse. They also installed LED lighting as well as a light hazard system in the office.
