Presidium Pitches $1.2B Project to Pflugerville

Developer Presidium Group LLC pitched its mixed-use, $1.2-billion project, The Pecan District, to the Pflugerville City Council. The developer-owned, 45-acre property would be at West Pecan Street and Heatherwilde Boulevard, and as it stands now, would have residential, office and retail space.

Presidium and partner Cid Galindo are hoping for a tax increment reinvestment zone to pay $102.6 million for a civic building and structured parking, and an additional $15.5 million, that would come from a municipal utility district, to pay for 10 acres of outdoor improvements and underground infrastructure. The remaining bill would be footed by the developer.

The development, as is, would take about a decade to build out. The first phase of the project would consist of 260 multifamily units.
