Pre-Leasing Accelerates at Spec Dev

San Diego-based RAF Pacifica Group hit a leasing milestone at el•e•vate, a nearly 160,000-square-foot creative industrial project under development in Carlsbad, CA. The two-building project is nearly 50% pre-leased, following deals with a trio of companies totaling more than 70,000 square feet.

The developer leased 54,018 square feet to UNITE Eurotherapy for a new corporate HQ. RAF Pacifica Group also signed a 10,994-square-foot deal with B&D Nutritional Ingredients, as well as a 5,509-square-foot lease with Canadian-based Hydrogenics.

RAF Pacifica Group’s Adam Robinson says, “Our ability to heavily pre-lease this spec-project demonstrates that the demand for industrial space will support new development if you’re willing to invest in a high-end product.” He notes they are in negotiations for an additional 25% of the facility.

Hughes Marino’s Shane Poppen represented UNITE Eurotherapy, Kidder Mathews’ Bob Willingham represented B&D Nutritional Ingredients and Venture Pacific’s Tyler Harrison represented Hydrogenics. Colliers International’s Mike Erwin, Conor Boyle and Tucker Hohenstein represented the landlord.
