Praelium Commercial Real Estate Services Acquires 85% Leased Charlotte Office for $21M
CBRE has brokered the $21-million sale of Three Resource Square, a 125,728-square-foot Class A office building in Charlotte, NC to Praelium Commercial Real Estate.
Patrick Gildea, Matt Smith, Grayson Hawkins, Joe Franco and Stephanie Spivey of CBRE represented the seller, Taconic Capital Advisors. Harris Ralston and C.J. Kelly also of CBRE represented the Praelium in the debt financing.
Three Resource Square, located on David Taylor Drive, is 85% and anchored by Republic Services through 2026. The property’s location near Charlotte Douglas International Airport, the University of North Carolina Charlotte, Exit 45 on I-85 with an easy connection to I-485 and I-77, northern and northeastern submarkets, and southeastern and southern Charlotte meansproximity to a massive labor pool.
According to CBRE research, demand for creative office remains active in Charlotte. Nineteen projects totaling 6.1 million square feet are currently under development in the area at 56% preleased.
