Atlanta-area office split up as part of mixed-use project

Portman Reshaping Alpharetta Office Complex

One of the office buildings at an Alpharetta office campus will remain an office, while Portman will convert the other to a mixed-use property. The 150-acre Brookside office park was built in the late 1990s, and occupancy levels have not kept up. The prominent Atlanta-based developer is moving forward on a mixed-use district with up to 60,000 square feet of retail space, 335 apartments and 75 townhomes.

The Atlanta Business Chronicle reports that the remaining 130,000-square-foot office building will remain as it is. The first floor of the office space would be converted for retail. Portman will lead the entire project, as opposed to splitting the residential and retail work between multiple developers.

Bridge Commercial Real Estate purchased the two Brookside office buildings in 2021 for $41 million. Portman has the property under contract for an undisclosed sum and expects to start construction in 2026.
