Plans Unveiled for $2.4B, 2,200-Acre ARTAVIA MPC
AIRIA Development Co. unveiled plans for its next master-planned community. Dubbed ARTAVIA, the 2,200-acre development in Montgomery County will eventually add 5,200 homes and 120 acres of mixed-use commercial and retail properties to the area north of Houston. The estimated buildout is $2.4 billion.
ARTAVIA is in Conroe, north of Grand Parkway, between Interstate 45 and U.S. 59, south of SH 242. Homes in the first phase will range from the $280,000s to the $500,000s. Construction on model homes will begin soon, with expected completion by summer 2019.
The development is the Houston-headquartered AIRIA Development’s second; it is also behind the Aliana, a 2,000-acre, master-planned community in Richmond, TX. “The timing is ideal for the opening of ARTAVIA,” said Metrostudy’s Lawrence Dean. “The price points are in the sweet spot of the Houston market, as Conroe/Montgomery County is one of the fastest-growing areas in the nation, with a 29% growth rate year over year.”
