Plans Moving Forward on $300M Garza Ranch MXU
Brandywine Realty Trust signed on development partners to help build a 34-acre, mixed-use project in southwest Austin. Garza Ranch, at MoPac Boulevard and Ben Garza Lane, is expected to go north at an estimated cost of $300 million-$350 million. Upon buildout, the site will hold 400,000 square feet of office space, 370 multifamily units, a 140-room boutique Aloft hotel and Garza Commons, a two-acre park.
SHI International, Trammell Crow Residential and Pathfinder Development are involved with the project, though a specific groundbreaking date has not yet been determined. The Garza tract sits on land in a watershed area that feeds Barton Springs, and has a contentious history. Members of the Garza family fought the city of Austin for years about development rules, while some neighborhood groups have raised concerns about anticipated traffic increases with the development.
