Plano’s Collin Creek Mall Eyed for $1B MXU Redevelopment

A North Texas developer is acquiring Collin Creek Mall in Plano, TX, and envisions redeveloping it as an ideal location for Amazon HQ2. Investor Sam Ware is proposing to create a mixed-use campus at the 1.1-million-square-foot regional shopping center site at 811 North Central Expressway on U.S. Highway 75.

Ware believes the 100-acre mall site and his nearby Legacy business park, where 700,000 square feet of office space is available, along with 45 acres of developable land, would make an ideal home for Amazon’s second headquarters. Ware is proposing a nearly $1 billion redevelopment plan for Collin Creek, that includes reducing the mall space to about 500,000 square feet and repurposing it as a MXU project with housing, retail and entertainment.

The mall was built in 1981, and has struggled to retain shoppers. It reportedly has more than $55 million in delinquent debt and is a REO asset.
