Phoenix developer Caliber to convert hotel to apartments/longterm rentals

Phoenix-Area Hotel Repurposed for Apartment Rentals

Caliber Companies was given the okay to redevelop an under-performing Phoenix-area resort property into a mixed residential rental community.

Acquired by Caliber in 2018 for $16.1 million, the Four Points by Sheraton Phoenix South Mountain consists of a 160-room hotel that hosts 9 meeting rooms with over 9,000 square feet of space combined. The 8 acre parcel is situated in Ahwatukee, a Phoenix suburb

Caliber wants to transform the one-time resort into hotel rooms and short-stay rental units. The plan consists of converting 160 hotel rooms into 100 apartments with a mix of studio and one-bedroom units. An 88-unit single-family rental section with two- and three-bedroom two-story units would be added on three acres of the eight-acre site, and the existing convention area would be demolished. Nearby, another developer is converting the old Clarion Hotel into apartment rentals as well.

Caliber hopes to begin construction in Q3 and deliver the final development by late 2024.
