Phillips Edison & Company Lands Providence Commons Shopping Center in Mt. Juliet

Cincinnati, OH-based Phillips Edison & Company has purchased Providence Commons, a 110,137-square-foot, Publix-anchored retail complex in the Nashville suburb of Mt. Juliet, TN.

The offering also included 7.19 acres of undeveloped land adjacent to the center that is currently zoned CI – Commercial Interchange District, which allows commercial retail, office and hospitality by right.

Jim Hamilton, Brad Buchanan and Andrew Michols of JLL represented the unidentified seller in the transaction with Phillips Edison & Company, an owner/operator of grocery-anchored shopping centers.

“Providence Commons received strong interest from a wide variety of capital sources ranging from institutions, public real estate investment trusts and sophisticated private capital,” said Hamilton. “The affluent and explosive submarket of Mt. Juliet, strong Publix performance and value-add potential were the major draws for investors and drove pricing accordingly.”

The 2009-constructed Providence Commons is 100% occupied by nationally recognized retailers such as Anytime Fitness, Starbucks, Moe’s, Pizza Hut, Papa Johns, Subway and Precision Eye Care.
