Phase Two of Golden Triangle Logistics is Underway in Las Vegas
Phase I of Golden Triangle Logistics Center in North Las Vegas was completed in fourth quarter 2020 and includes 1 million square feet of class-A space, of which only 393,305 square feet remains available for lease. Trammell Crow Company (TCC) and Washington Capital Management recently broke ground on the second phase of the development, which includes a 652,010-square-foot speculative industrial building slated for completion during the first half of 2022.
Building 3, located at 3375 East Washburn Rd., will include concrete tilt-up walls, 37-foot clear height, 98 truck doors, four at-grade doors, 185-foot deep concrete exterior truck courts, and ample trailer and auto parking. The facility is designed to meet local energy standards and has drought-tolerant landscaping.
“The second phase of the Golden Triangle Logistics Center is an opportunity for our team to continue to capitalize on the growing demand for class-A industrial space in the Las Vegas market,” said Tom Bak, senior managing director of TCC’s Newport Beach office. “We have had great leasing momentum at Buildings 1 and 2, which were completed in the first phase of construction, and we are hopeful that Building 3 will attract even more world-class tenants to this high-growth market.”
Marketing and leasing for the development is being handled by Kevin Higgins of CBRE Las Vegas and Donna Alderson of Cushman & Wakefield.
