Phase 3 Launches Construction on Final UTC Life Science Redev

Phase 3 Real Estate Partners commenced construction on 4224 Campus Point Court, a two story 101,998-square-foot building within Genesis Campus Point. The life science project is the third and final building at a three-building, 314,135-square-foot life science campus in San Diego’s UTC submarket. Completion is scheduled for April 2019.

Redeveloped from traditional office space, the building is being transformed into a Class A, state-of-the-art life science facility with flexible laboratory systems and floor-to-ceiling “smart glass,” which intelligently transitions through multiple tint states to control the sun’s energy and minimize glare and heat.

The dramatic and unique atrium incorporated into the design of the facility not only draws attention to the building and the campus, but creates an attractive common space for collaboration and social interaction, and provides natural lighting to the facility through the use of skylights.

JLL’s Chad Urie and Grant Schoneman are handling the leasing assignment.
