Pepco Sells Former Benning Road Power Plant  

Prologis Inc. recently acquired a substantial section of Pepco’s decommissioned Benning Road power plant in Northeast D.C., Washington Business Journal reported. 

This 10-acre parcel, purchased for $10.25 million, constitutes a significant part of the former power plant’s footprint, zoned for high-density commercial and industrial use. Both Pepco and Prologis confirmed the sale but are yet to detail development plans. The site’s history includes environmental issues related to PCBs, triggering substantial cleanup agreements between Pepco and the District, marking one of D.C.’s most significant environmental settlements.  

Despite its potential for industrial use, challenges like poor connectivity and integration with the surrounding Parkside community have been identified. Urban Land Institute panel proposed multiple redevelopment possibilities in 2016, including transforming the site into a hub for light industrial incubation and “maker spaces,” establishing a facility for managing solid waste or reconceptualizing the area as an innovation district focused on testing and deploying new energy technologies.
