Pennsylvania Among Top Three Emerging Data Center Markets

Pennsylvania is emerging as a key player in the U.S. data center landscape, ranking among the top three emerging markets in Cushman & Wakefield’s 2025 Global Data Center Market Comparison report.

Pennsylvania benefits from its power availability, a critical factor as data centers grapple with increasing energy demands, especially from AI and machine learning applications. The state’s robust energy infrastructure and proactive utility providers have made it a destination for data center developers seeking reliable and scalable power solutions.

Earlier this year, it was announced that North America’s largest natural gas-powered data center will be built in a $10 billion redevelopment of a former generating station that was recently demolished in the Pittsburgh region. The site will be transformed into a more than 3,200-acre natural gas-powered data center campus in Homer.

The data center market grew rapidly throughout last year, and operational capacity across the 97 markets now exceeds 40GW globally.
