Pendulum Adds to West Coast Presence

Pendulum Property Partners is celebrating its fifth year anniversary this month by establishing operations in Los Angeles and San Francisco and adding to its existing presence in Orange County and San Diego. Moreover, the firm formed a strategic relationship with Banner Oak Capital Partners, an adviser to Teachers Retirement System of Texas, bringing additional knowledge and capital required to build toward its organizational goals.

The venture brings the flexibility to invest across geographies and the risk spectrum with or without third-party institutional joint-venture equity, offering more than $1.25 billion of buying power in its first phase.

“We look forward to making substantial investments with a best-in-class developer and operator in a variety of markets, only enhancing their legacy of success,” says Aaron Murff, partner at Banner Oak.

Founded by Kevin Hayes and Brian Walker, Pendulum is headquartered in Irvine. From its inception, the duo envisioned building a larger enterprise with the ability to effectively invest across all major western U.S. markets, with the eventual goal of building a national platform.

About Lisa Brown

Lisa Brown has decades of experience in corporate communications and marketing management with organizations including Coldwell Banker Residential, Grubb & Ellis, Marcus & Millichap, NAIOP, SIOR and ALM. In those positions, she worked in conjunction with chief executive officers and chief marketing officers to create corporate messaging, cohesive branding standards, strategic marketing plans and thought pieces. Brown is a frequent speaker at industry events and an editing adjunct professor for an online course. She has a master’s degree in mass communications from San Jose State University.
