Pearl Developers Hoping for Success with Dittlinger Mill Redevelopment

Oxbow, the group behind the Pearl redevelopment in San Antonio, hopes to start work on its latest redevelopment project in 2028.

The project, which will revamp the Dittlinger Mill, is expected to feature a mix of residential, office, retail, and food-and-beverage uses while preserving the site’s historic mill buildings and industrial structures.

The San Antonio Business Journal reports Oxbow is pushing New Braunfels public officials to pay for the infrastructure improvements needed to get going. Those improvements have to do with traffic, parking, drainage and utility capacity.

Oxbow plans to preserve the mill building, silos, tanks, rock warehouse and other defining features of the former industrial site.

The site’s historic silos rise roughly 115 feet, and the property’s mixed-use zoning allows structures up to 120 feet. Oxbow does not want future buildings to obstruct views of the mill’s landmark features,.
