PCCP Teams with Bluewater to Develop Industrial Along I-495

PCCP, LLC said Wednesday it had formed a joint venture with Bluewater Property Group for the ground-up development of a 205,445-square-foot industrial warehouse/distribution center located at 23 Cape Rd. in Mendon, MA. Construction for the project is anticipated to commence by August 2024, with completion anticipated for June 2025.

Situated on a 21.3-acre site, the rear-loaded facility will feature 32’ clear heights, 34 dock doors, 135’ truck courts, 206 car parking spaces, and 20 excess trailer parking spaces. The property will be located less than 2.5 miles from I-495, providing ready access to Boston’s highway system. Additionally, there is no new competitive supply under development along I-495 between the property and I-90, Boston’s major industrial supply artery.

“We believe 23 Cape Rd. is designed to attract the largest segment of tenant demand in the market which includes users seeking 50,000 to 150,000 square feet,” said Ryan Dodge, managing director with PCCP. “PCCP believes this investment presents an attractive opportunity to develop a Class A warehouse located in a high barrier to entry market with Bluewater Property Group, an active developer in the Boston market.”
