Patrinely Group Unloads HP Plaza to Northridge Capital

Patrinely Group and partners USAA Real Estate and CDC Houston sold the 378,401-square-foot HP Plaza to Northridge Capital LLC. The asset, which Patrinely Group developed for HP Inc., is situated in the mixed-use CityPlace at Springwoods Village, on the Houston metro’s far north side. The tenant occupies 100% of the two-building property, which was completed in November 2018.

HFF’s Jeff Hollinden and Trent Agnew represented the seller in the transaction. The property is at 10300 and 10400 Energy Dr. in Spring, TX, and consists of 233,516 square feet and 144,886 square feet, respectively. The campus, which is powered by 100% renewable energy, offers efficient, rectangular floor plates, structured parking and a variety of workspaces. Onsite amenities include a full-service café and fitness center.
