Passive House-Certified MF in Portland Sells for $355K Per Unit

One of the first mixed-use projects built to Passive House’s stringent sustainable standards has sold for $6.7 million, a breakdown of $355,000 per unit. The 19-unit Kiln Apartments at 33 N. Beach St. in Portland, OR was completed in 2014. The seller was unnamed, while public records show the owner/seller as Payne Apartments LLC.

Passive House certification is more stringent than Leadership in Energy and Environmental Design (LEED) certification, requiring a more rigorous standard of energy efficiency. Kiln Apartments contain “super insulated interiors and exteriors,” as well as triple-pane wood windows and solar-powered heating and climate control.

ARA Newmark Managing Director Robert Black represented the owner and developer in the transaction.
