Partner Issues Report on Senior Housing Growth, Trends

Partner Valuation Advisors, a Chicago-based affiliate company of Partner Engineering and Science, Inc., has released its 2023 National Seniors Housing Investor Report. The findings highlight industry trends and key factors in the sector from responses by lenders, investors, developers, and investment sales professionals.

“The seniors housing industry is well-positioned for growth due to the foundational factors of limited new supply and ongoing strong demand; however, the broader capital markets have become less appealing with the increasing cost of capital,” said Brian Chandler, MAI, CRE, FRICS, Partner’s National Practice Leader of Seniors Housing.

The report notes senior housing trends, including assets typically on the market for nine to twelve months from the day of listing to the day of closing, capitalization rates expected to continue to increase over the next year, and the concern of availability related to financing and increased interest rates.
