Palmdale Industrial Trades to Private Trust

NAI Capital Commercia CEO Chris Jackson, EVP Todd Lorber and VP Lucy Hartford of the Investment Services Group in the Encino office completed the $4.4-million sale of a 22,448-square-foot industrial investment property in Palmdale. Jackson and Lorber represented the seller, 38960 Trade Center Drive, LLC, a California limited liability company, while Hartford represented the buyer, a private trust.

The freestanding building at 38960 Trade Center Dr. sits on 51,007 square feet of land in the northeast portion of Los Angeles County’s Antelope Valley. Built in 2004, the concrete tilt-up building is fully leased to Bimbo Bakeries USA, producer of some of America’s most popular and widely recognized baked goods, including Sara Lee, Thomas’ English Muffins, Oroweat, Entenmann’s, Boboli, Ball Park and Nature’s Harvest.

Jackson said, “This sale highlights the ongoing demand for well-located, single-tenant industrial investment properties in Los Angeles County. The long-term lease to a globally recognized tenant like Bimbo Bakeries USA made this asset an exceptional investment opportunity for the buyer.”
