Ozone Capital Developing Opportunity Zone Project in Knoxville

Ozone Capital Management and operating partner Mallory & Evans Partners plan to construct a 160-unit, 310-bed multifamily community at the historic Kerns Bakery Site in South Knoxville, TN.

Designed to appeal to young professionals, graduate students, medical students and upper classmen from the nearby University of Tennessee, the project is located in an opportunity zone and will consist of one- and two-bedroom apartments. The two-bedroom units will have roommate floorplans with a private bath for each bedroom. A roommate matching service is available. Amenities will include co-working spaces, a pool, fitness center, a clubhouse, elevators and views of the skyline and greenspace.

The boutique community is the residential component of the Kerns Bakery mixed-use project being developed by Mallory & Evans Partners. The project will preserve the historic building as a retail, restaurant and entertainment destination with a curated mix of restaurants, food vendors and specialty purveyors, as well as collaborative office space. A name-brand hotel is also expected to be added in a later phase of development.
