Owner-User Acquires NJ Cold Storage Facility

Cushman & Wakefield arranged the $6-million sale of 609 10th St., an industrial and cold storage facility in Union City, NJ. The firm’s Andrew Schwartz, Jordan Sobel, André Balthazard and Dan Bottiglieri represented both the seller, 10th St Realty, LLC, and the buyer, PanRaj Holding, LLC.

“609 10th St. presented a compelling opportunity for an owner-user to acquire a vacant industrial facility in an exceptionally supply-constrained location, which is just minutes from Midtown Manhattan,” said Sobel. “The property’s existing infrastructure, functional layout and connectivity to the entire New York Metro region made it particularly well suited for the buyer’s needs.”

Located on a 0.81-acre site, 609 10th St. features 33,515 square feet of industrial space on the ground floor, with additional second floor and basement space, bringing the total usable area to 42,451 square feet. The facility includes cold storage, manufacturing, dry storage and office space, as well as interior loading docks and multiple drive-in doors.
