Overland Neighborhood (and Tower) Seeing Uptick in Interest, Sales
Live, work … walk? The pedestrian benefits of Denver’s South Broadway corridor is a factor in a recent, $57.5 million sale of an eight–story apartment building at 2065 S. Cherokee St.
The Overland building, with its 140 units, sits in the Overland neighborhood – a neighborhood seeing recent, heightened interest and revamping.
Denver-based Littleton Capital Partners (a.k.a., LCP Development) are the developers of The Overland. And they sold the apartment building just seven months after its completion to Centennial State Capital, a multifamily real estate investment firm.
The Overland is helping Overland (the neighborhood) enjoy increased interest after the Denver City Council approved the site’s mixed-use rezoning from its previous industrial designation in June 2018.
At present, The Overland is around 80 percent leased, while the overall sale price of the building averages out to $410,714 per unit – units that range in size from 517- and 1,089-square-feet of living spaces.
