Orrick, Herrington & Sutcliffe Renews 144K-SF Midtown Lease 

CBRE has arranged a lease renewal at 51W52, also known as Black Rock, in Midtown. International law firm Orrick, Herrington & Sutcliffe renewed a 144,312-square-foot lease for floors 17 and 20 through 24. A CBRE team led by Howard Fiddle represented the owner, Harbor Group International (HGI), while CBRE’s Mary Ann Tighe represented Orrick in the 15-year renewal. 

HGI recently invested $128 million in modernizing the historic 38-story tower, which includes revamped lobbies, new elevators, upgraded interior spaces, and a modern amenity suite with a tenant lounge, fitness center, and private café.  

“51W52’s prime location and thoughtful restoration present a highly desirable offering,” said T. Richard Litton Jr., president of HGI. Since acquiring the building in 2021, HGI has executed new leases and renewals for 500,000 square feet and relocated its New York City headquarters to 51W52.
