Orange Marketplace Trades Hands

MOF Texas LLC ended a six-year hold on Orange Marketplace, selling the 11,803-square-foot retail property at 3121 Edgar Brown Dr. in West Orange, TX to a Houston buyer. The asset had a list price of $3.3 million.

The buyer, a limited liability company operating under the name of EBD Ocean LLC, was represented by Jerry Goldstein with Marcus & Millichap’s Houston office. The seller is based in Lancaster, NY.

The property is 100% occupied, with tenants including Mattress One, Advance America, Game Stop and Time Warner Cable. It is shadow-anchored to a Super Walmart.
