Opus Plans 612k-SF Spec Industrial Near Cincy

The Opus Group and Founders Properties have plans for a speculative industrial development in Middletown, OH, about equidistant between Cincinnati and Dayton. Construction on the 612,730-square-foot warehouse building along the I-75 corridor will begin in June, and is expected to be done in May 2019.

“The leasing velocity in the area demonstrates continued demand for industrial space and regional distribution centers to complement the skilled workforce in the market,” said Douglas J. Swain, VP and general manager of Opus Development Company. Opus has more than 5.4 million square feet of industrial developments under construction or completed in the past 24 months across the U.S.

The building has been granted a 15-year 100% property tax abatement, and will feature 36-foot clear height ceilings, 40 dock doors, 79 trailer positions and an additional 91 positions available for knockout panels. Colliers International’s Norm Khoury and John Gartner will handle leasing.
