Opus Group has begun construction of a speculative warehouse in Council Bluffs, IA, within the underserved Omaha market

Opus Launches Spec Industrial in Omaha Market

The Opus Group launched construction on River Road Logistics, a 302,300-square-foot speculative industrial building in Council Bluffs, IA, southeast of Omaha. The development is located at the intersection of Nebraska Ave. and River Road, near the interchanges of Interstates 29 and 80. The location offers tenants superior route access, logistical efficiency and brand visibility, says Opus.

“The Omaha market is currently underserved in terms of industrial space,” said Jason Conway, senior director of real estate development for Opus. “River Road Logistics will help address the current demand for modern industrial space in a highly convenient location.”

The site is master planned for a second building. The first building is slated for completion in first-quarter 2023.

Opus is the developer, design-builder, and architect and structural engineer of record on the project. Cushman & Wakefield/The Lund Company’s Matt Hasenjager and Denny Sciscoe are marketing the remaining space for lease.
