The Opus Group has purchased 316 acres near Denver International Airport for 3.9 million square foot business park

Opus Group Plans Nearly 4 Million Square Foot Denver-Area Industrial Park

The Opus Group purchased 316 acres of undeveloped land near Denver International Airport for $49.7 million. Opus and joint venture partner Principal Real Estate Investors plan to develop Sun Empire, a 3.9 million square foot industrial park on the site.

Todd Witty and Daniel Close of CBRE represented Opus and will market the properties once built. CBRE also advised on the capital raise, helping to source Principal Real Estate Investors as the joint venture partner.

Construction on the first phase will begin in the third quarter of 2022. The first phase will include two Class A buildings sized 624,000 and 204,859 square feet. CBRE’s Close says the later phases will be influenced by tenant requirements, “User requirements have become more specialized, with many companies needing large sites for bulk distribution centers that can accommodate a heavy amount of trailer parking.”
