OpenAI Commits to Silicon Valley Presence with 439K-SF Lease

OpenAI has signed a lease for a vacant campus in Mountain View, according to published reports. The 439,000-square-foot lease at 350 and 380 Ellis St. runs for 10 years.

Earlier this month, the San Francisco Business Times reported that the company behind ChatGPT was in advanced talks with KKR Real Estate Finance Trust Inc., which seized the campus in 2024 via a deed in lieu of foreclosure. OpenAI has sought a Silicon Valley presence for some time, published reports say.

The agreement with KKR gives OpenAI the first opportunity to acquire the property before KKR markets it to other buyers, the Silicon Valley Business Journal reported Thursday. The Mountain View lease comes as OpenAI founder Sam Altman seeks to raise another $50 billion from investors this year. The company is also expanding around its headquarters in San Francisco’s Mission Bay, recently agreeing to sublease more than 200,000 square feet from DropBox.
