Ontario Industrial Project Secures $210M Construction Loan

JLL Capital Markets has arranged $210 million in construction financing for the development of the first phase of Ontario Ranch Business Park, a 1.68 million-square-foot industrial project in Ontario, CA. 

The development of the Class A, seven-building facility is a joint venture between Real Estate Development Associates, LLC and Clarion Partners, LLC. JLL secured a three-year, floating rate, interest only, non-recourse loan on behalf of the borrower.

Once completed, the 84-acre site will feature clear heights ranging from 30 to 40 feet, 287 loading positions and 775 parking stalls. The largest building, 1.1 million square feet in size, is preleased to Home Depot.

Positioned at the intersection of Euclid and Eucalyptus Avenues, the project provides direct access to Interstate 15, offering connectivity to the Ports of Long Beach and Los Angeles, as well as the region’s dense residential base. It’s also convenient to Chino Airport, Ontario Airport and LAX.
