Trailbreak raises $160M for Denver apartments

Onetime Denver Brew Pub Making Way for 18-Story Apartments, Retail

The former site of LowDown Brewery & Kitchen, at the northeast corner of East 8th Avenue and Lincoln Street, is expected to become a 295-unit apartment building with ground-level retail.

Trailbreak Partners plans to break ground on the site at 800 and 808 N. Lincoln St. at the end of April. Called Kaia Residences, the plans call for a 452,453-square-foot building with 332 residential units, indoor parking and 8,000 square feet of ground-level retail.

Kaia Residences will also feature a fitness center, an infinity pool and street-level retail. Affiinius Capital helped finance the project by arranging a $111.5 million loan, and Trailbreak secured a $50 million equity raise. 

The market-rate units will range from studios to three-bedroom units. Trailbreak Partners purchased the 0.75-acre property for $12 million in December 2022.
