Olive Garden, Jason’s Deli Leases Finalized at Fairfield Marketplace

NewQuest Properties finalized ground leases with Olive Garden and Jason’s Deli for the final two restaurant sites at the 202,824-square-foot, Kroger-anchored Fairfield Marketplace in Cypress, TX, in the northwest Houston metro. Construction on the 7,954-square-foot Olive Garden and 4,690-square-foot Jason’s Deli is scheduled to begin by late July.

Olive Garden, which will be situated on 1.8 acres at Fairfield Marketplace’s entrance at U.S. 80 and Mason Road, was represented by Grant Walker of Transwestern. Jason’s Deli, advised by Retail Properties Group’s Brad Sondock, will be built on a one-acre interior pad. Bob Conwell and J.J. McDermott with NewQuest Properties represented the ownership in both deals.

The transactions push Fairfield Marketplace’s retail component to 100% occupancy. The only vacancy is 4,800 square feet of second-floor office space.
