Office Tenants Enlarge, Extend at 498 Seventh Ave.

George Comfort & Sons, Inc. has finalized two lease agreements totaling 104,000 square feet at 498 Seventh Ave., its 25-story office tower in Times Square South. The two leases bring the 960,000-square-foot property’s occupancy level to 95%.

In the larger of the two deals, George Comfort & Sons has signed a new 60,000-square-foot lease with PubMatic, Inc.  Currently a subtenant at 498 Seventh, where it occupies the entire 18th floor, the public technology company will remain on the 18th floor and expand to the entire 19th floor in the first quarter of 2025.

In addition, George Comfort & Sons signed a long-term lease extension with Hazen and Sawyer, keeping the headquarters of the engineering firm at 498 Seventh through at least 2035. A tenant at the tower since 1999, Hazen and Sawyer will continue to occupy 44,000 square feet across the entire 11th floor.
