Office Space to Foster Collaboration, Creativity that Lerma Demands
Lerma Advertising recently leased 27,959 square feet of office space for its headquarters at The Luminary, an eight-floor office tower located at 409 W. Houston in Dallas’ Innovation District. The branding and creative agency firm was focused on finding a space that emphasizes creativity and collaboration for expansion.
“Our agency has grown tremendously over the last year,” said Pedro Lerma Jr., founder and principal of Lerma. “When we saw this building and the space, we knew it could foster the collaboration and creativity that our business demands. It’s the kind of location that will accommodate our future growth, infuse energy into our culture and yield great work on behalf of our clients.”
Delivered in 2019, the Luminary was constructed to accommodate an expansion for architecture firm Corgan, which leases office space in a neighboring building.

Trey Smith, Lauren Napper and Ward Eastman with CBRE in Dallas represented the landlord, Longwharf and Crescent Real Estate, in lease negotiations. Dan Harris with Stream Realty Partners represented Lerma.
The Luminary has 54,000 square feet of remaining space available for lease including two speculative office suites.
